K&D Group is Opening More Downtown Living Options
People looking to live in downtown Cleveland have more options with K&D Group.

With more than 1,600 residential units created, 20 years of dedicated Downtown redevelopment and nine adaptive reuse projects, K&D Group, headed by Douglas Price, III and Karen M. Fanger, is dedicated to opening a new chapter for Downtown living.
“Karen and Doug both are very passionate about making sure every building K&D touches Downtown is improved but also restored and that the major details that make these buildings so special are brought back to life in better shape than before,” says Aaron Price, director of public relations and marketing for K&D Group.
Price points to details such as the historic lobbies at the Halle Building and the elevator banks at Terminal Tower.
To date, the company’s Downtown repertoire includes:
Stonebridge Waterfront, a 2005 conversion of a warehouse industrial space into waterfront, loft-style apartments
The Residences at 668, previously office/commercial building converted in 2010 to high-rise luxury apartments
The Residences at Hanna, transformed from office space in 2013 to luxury apartments
Residences at 1717, a former office building turned into luxury apartments in 2014
Residences at Leader, a historic renovation in 2015 turning offices into loft-style units
Residences at Halle/Halle Building, a renovation in 2019 changing the department store/office space into apartments
The Terminal Tower Residences, transforming the offices and banking center to luxury high-rise apartments in 2020
Residences at 55/55 Public Square, a changeover of the office/commercial space to luxury residential/mixed-use building in 2023
The Electric Building, to be completed in 2026 and is now leasing, will be transformed from a commercial space to residential/mixed-use building
“While many of the properties have their own district, there are a few that share the same district, whether it’s Playhouse Square, the Gateway District or Flats West,” Price says. “Each attracts its own type of people,” Price says. “Each building has its own close-knit community.”
To further promote the community feeling, K&D began resident programming at each property and partnered with Downtown Cleveland Inc. (DCI) to pair the programming with neighborhood happenings, resulting in 100-plus events.
On top of that, since 2023, K&D Group has started hosting its own events in Public Square every year, inviting residents of its Downtown buildings.
“It shows how willing people are to get together and do community-oriented stuff,” Price says. “There’s a high level of involvement with the Downtown residents.”
Price adds that, overall, Price III and Fanger, both having served as chairpersons of DCI, have been very involved in promoting safety for Downtown residents, attracting more Downtown businesses and enhancing the experience for Downtown residents.
“K&D’s mission really became, ‘how do we enhance Downtown?’” Price says. “It was about whatever we could do to partner with local organizations to get the Downtown neighborhood to flourish. It’s all these little things that trickle down from Doug and Karen’s partnership with DCI and advocacy within.”
Moving forward, K&D will focus on other residential conversions, with its sights set on Public Square and the Rockefeller Building.
“We’d like to enhance a piece of Downtown that has been neglected for a long time,” Price says. “The Rockefeller Building has been languishing, so we really want to be able to bring that back to life.”
