May Court in Chagrin Falls is a legacy street. Howard Hanna realtor Barb Miller knows that firsthand. She’s selling 58 May Court, a 1923 build located just down the road from the home her father has inhabited since she was a child. The small-but-mighty blue house livens the neighborhood’s tradition with recent redesigns and a new price tag of $695,000.
“My parents bought their house in 1971 on that street for $26,000,” Miller quips.
The home at 58 May Court has been through a lot. Just a few decades ago, it was beige, and it had only two bathrooms. It had a deck, and its front porch was fully closed in.

Now, the outside boasts a new attached garage and a new porch, and inside, you’ll find three bedrooms, three full bathrooms and one half bathroom.
While there still remains a walkable backyard, the deck plus 1/4 of the patio space was sacrificed to an expanded kitchen — a focal point of the home’s lower level.
The addition of the patio space creates a unique ceiling pattern, which the eye is naturally drawn to through a hanging rack for pots and pans. Black-and-white granite counters atop blue cabinets aren't too washed or contemporary. It’s a creative choice, but not an outlandish one, punctuated by customized knobs on each cabinet sporting designs of dragonflies.

Decor is a selling point in every inch of the house. It proves the home is a blank canvas for anyone’s palate.
That was certainly the former homeowner’s approach, whose eclectic taste livens the neutral space.
“I call it the spoiled house,” Miller explains, “because anything that house wants, it gets.”
The former homeowner also created a mudroom off the kitchen, which notably brought the washer and dryer up from the basement for an open-concept laundry space with heated floors. All sides of the yard are landscaped, including turf installed along the side of the house for a dogs’ play area.
She also knocked out a closet door to bring together two upstairs bedrooms for her daughter’s teen suite — one side for the bed and the other for hangout space — which can easily be walled up again.
Her own primary bathroom was converted from a former bedroom. It’s complete with dynamic Carrara marble tiled floors, multiple vanities and two bright windows.
Some say it gives California beach vibes. Others say the blue and white paint combinations give European chic. Either way, it still undeniably exudes Chagrin Falls. Of all the Cleveland suburbs, the one rated the best place to live in 2025 is somehow the perfect fit for 58 May Court. Its quirky decor and overall character fits the mystique of the historical Downtown Chagrin Falls, located just a street away.
“If you want to go to dinner, go shopping, if you want to run to the store, it's walking distance,” Miller says.

The best of its appeal lies right in the front yard, though. A minor choice by the former homeowner to reopen a portion of the front porch makes a major impact on curb appeal.
“I am just such a fan of a front porch,” Miller says. “It’s almost like a community living room.”
No matter where you find home in this place, though, you’ll see years of dedication to a true community cornerstone.
“It's been so lovingly preserved and taken care of,” Miller concludes.
